Proposed changes to Building Regulations Approved Document G
Despite the consultation period for the amended Approved Document G ending on 6 August 2008 we are still awaiting its publication.
What changes are likely to be incorporated?
Topics under consideration include:
- Possible use of non-wholesome water where wholesome water is not required e.g. for flushing toilets.
- In addition to all houses, wholesome water to be supplied to all buildings where water is used for drinking, personal washing or used in connection with food preparation.
- A simplified version of the Code for Sustainable Homes calculator to be used where dwellings will be supplied with wholesome water only.
- A new requirement that all parts of hot water systems, including cold water cisterns which could receive high temperature discharges from vented hot water storage systems, should be able to withstand the potential effects of temperature and pressure resulting from normal use.
- Control of temperatures at hot water outlets in baths, showers and bidets, with a proposed maximum of 48°C.
- Guidance on the performance of chemical and composting toilets.
- Scale of provision of WCs in buildings other than dwellings, including adequate bathing facilities in hotels and hostels.
- Requirement for a sink in areas where food is prepared.
"It is the intention of the Department of Communities and Local Government to publish the amended Approved Document G in draft form very shortly, with the final version published and coming into force in October 2009," says architect and technical authoring coordinator John Boanson.
The draft guidelines will soon be available online from planningportal.gov.uk and www.thenbs.com/buildingregs.
Insiders are advising all manufacturers and suppliers affected by the changes to embrace them now and to use compliance as a means of differentiating themselves from the competition.
